Choosing a Coating System for a Collier County High-Rise: Silicone, Elastomeric, or Acrylic — and What the Warranty Actually Promises

If your Collier County condo or commercial building is heading into a repaint, the contractor conversation usually starts with color and finishes with a question boards don't expect: which coating system are we actually specifying? "Paint" isn't one product — it's a category that spans three very different chemistries, three very different price points, and three very different warranties. Get the match wrong for a coastal high-rise and you're not looking at a cosmetic touch-up in five years. You're looking at premature failure, board finger-pointing, and a warranty claim that goes nowhere because the fine print never covered what actually happened to your walls.

Here's how McLeod's walks Southwest Florida boards through the decision, and what the warranty language really means once the swing stages come down.

Acrylic: The Baseline, Not the Upgrade

Standard 100% acrylic exterior coatings are the most common product on SWFL buildings, and for good reason — they're cost-effective, breathable, and easy to apply in a range of conditions. A quality acrylic is a perfectly reasonable choice on a well-maintained, crack-free stucco or EIFS substrate that isn't facing direct salt spray or heavy wind-driven rain.

Where acrylic struggles is flexibility. Standard acrylic films have limited elongation, so as your building's stucco moves seasonally — and every SWFL building moves, whether the board wants to admit it or not — hairline cracks in the substrate telegraph straight through the coating. On a Gulf-front or intracoastal tower catching consistent salt air and UV, that same coating that looked flawless at the six-month walkthrough is often chalking and losing adhesion well before its "rated" lifespan.

Elastomeric: Built to Bridge Movement

Elastomeric coatings are formulated for elongation — think of them as a flexible membrane rather than a rigid paint film. Applied at proper mil thickness, a quality elastomeric can stretch across hairline stucco cracks (typically up to about 1/16") without telegraphing them back through, which is exactly why it's become the default recommendation for older SWFL stucco buildings that have accumulated years of minor cracking.

The catch is thickness. Elastomeric performance is entirely dependent on being applied at the manufacturer's specified wet-mil thickness, usually in two coats, and this is the single most common corner cut on high-rise repaints. A crew that sprays elastomeric at acrylic-level thickness to save material and labor cost isn't giving you an elastomeric coating — they're giving you a thin, expensive acrylic with none of the crack-bridging benefit you paid for, and a warranty that a manufacturer rep will decline to honor the moment they pull a mil-thickness reading.

Silicone: The Premium Answer for Water Intrusion

Silicone and silicone-modified coatings are the newest widely available option on the market, and they solve a different problem than acrylic or elastomeric: hydrophobicity. A silicone topcoat sheds bulk water and resists efflorescence and mildew growth far more effectively than acrylic-based systems, which matters enormously on shaded north-facing elevations, breezeways, and any wall assembly that's already shown staining or moisture-related discoloration.

Silicone systems cost more upfront — often 20-30% above a comparable elastomeric spec — but for boards dealing with a building that has a documented moisture history, or a wall system where a milestone inspection or SIRS report flagged early water intrusion signs, the reduced maintenance cycle and mildew resistance frequently pencil out over the warranty term. It's not the right call for every building; it's the right call for buildings with a water problem paint alone won't solve, paired with the actual water-intrusion repair the report calls for.

What the Warranty Actually Promises

This is where most boards get surprised. A coating manufacturer's warranty is not a blanket promise that your building will look good for 15 years. It's a conditional document, and the conditions are the whole ballgame:

  • Material-only vs. labor-inclusive. Most manufacturer warranties cover product replacement, not the cost of a swing-stage remobilization to reapply it. Read which one you're getting before you compare a 10-year warranty against a 15-year one — they may not be covering the same thing.
  • Mil thickness documentation. Manufacturers increasingly require wet-film gauge readings logged during application, by section of building, before they'll honor a claim. If your contractor isn't documenting this in real time, you have no proof the spec was met — and neither does the warranty.
  • Substrate prep requirements. Coating over unaddressed cracks, active spalling, or failed sealant joints voids most warranties outright, regardless of which system you chose. The coating was never the problem in a claim like that — the prep was.
  • Proration. Many warranties pay out on a declining scale after year one. A "15-year warranty" that prorates to near-zero coverage by year eight is a different financial instrument than boards assume when they see the headline number.

That's what turns a coating warranty from a marketing document into something you can actually use if there's ever a problem.

Choosing between acrylic, elastomeric, and silicone isn't about picking the "best" coating in the abstract — it's about matching the system to your building's substrate condition, sun exposure, and moisture history, then making sure the application and the paperwork both support the warranty you're being sold. That's the conversation worth having before the color fan decks come out.
